Spørgsmål: Short term renal

Hi Øresundseksperterne, I have some questions regarding VAT on short term rental in Sweden. So if my company (danish company) rent real estate in sweden on long term renal contracts (1 year etc) and i then sublease them on short term rental sites (Airbnb, Booking.com and so on) through a management firm (Swedbnb etc.) how should i pay vat in Sweden? We have gotten advised that we should make a business model where we pay vat on the service management fee (the money to the management firm) and not the whole revenue, which would make sense as there is also no vat to subtract from the long term rental contracts. Is this the correct way to do it or do you have any things we should be aware of regarding this model? Super awesome that you have this free service, your answers are highly appreciated. BR Erik

Hi Erik,

If you are subleasing properties in Sweden on short term rental sites, you have to pay VAT on the revenues in Sweden since this property is based in Sweden. You will have to VAT register your Danish Company in Sweden.

You then have to file VAT on a monthly, quaterly or yearly basis depending on the amount of the revenues. You will of course then also have the right to deduct ingoing VAT on all related costs.
